What an EICR does not include

It also does not mean every concealed cable in the property is exposed for inspection. Electricians inspect what is accessible and carry out test procedures to assess the condition of the installation without unnecessary damage. If access is limited, that may be noted in the report.
An EICR is not a quote for a rewire either, although it may identify defects that need repair, improvement, or further investigation.
How defects are recorded
One of the most useful parts of the report is the coding. If faults or concerns are found, they are assigned observation codes that show how serious they are.
C1 means danger is present and immediate action is required. C2 means potentially dangerous and urgent remedial work is needed. C3 means improvement is recommended, but it is not automatically unsafe. FI means further investigation is required because something could not be fully assessed or there is an issue that needs closer examination.
This coding matters because not every issue carries the same level of risk. An older installation may receive some C3 recommendations and still be broadly serviceable. A property with C1 or C2 observations will not receive a satisfactory outcome until those issues are addressed.
How long the inspection takes
There is no one-size-fits-all answer. A small apartment with a modern installation may take far less time than a large house, office, industrial unit, or caravan park system. The age of the building, number of circuits, and ease of access all affect the time on site.
If a property has had several alterations over the years, testing can take longer because circuits may be poorly labeled or more complex than they first appear. A proper EICR should not be rushed. Good testing takes time because the report needs to be based on evidence, not guesswork.
Why the results can vary from one property to another
Two properties can both have working lights and sockets but very different EICR outcomes. One may have modern protection, clear circuit identification, and sound earthing. The other may have aging wiring, no RCD protection on key circuits, and signs of unsafe additions.

Once the inspection is complete, you receive the report with the test results, observations, and overall outcome. If the report is satisfactory, that gives you a clear record that the installation was assessed and found suitable for continued use at that time.
If it is unsatisfactory, the next step is remedial work, further investigation, or both, depending on the findings. A good electrician should explain the issues in plain language, identify what is urgent, and set out what can be phased if appropriate.
