An Electrical Installation Condition Report is not a test you can pass by tidying up at the last minute. Knowing how to prepare for EICR work does, however, make the visit safer, faster, and less disruptive for everyone in the property. The goal is simple: give the electrician safe access to the electrical installation and provide enough information to assess its condition properly.

For landlords, agents, business owners, and homeowners, a little planning can prevent a return visit, avoid unnecessary downtime, and help deal with genuine faults promptly.

What an EICR inspection involves

An EICR checks the condition of a fixed electrical installation. This includes the consumer unit or fuse board, wiring, sockets, switches, lighting circuits, fixed appliances where relevant, earthing arrangements, and protective devices.

The electrician will carry out visual checks and electrical testing to identify damage, deterioration, overloading, inadequate earthing, or work that does not meet the required safety standard. They are not inspecting every portable appliance in the building – that is separate PAT testing – and they are not testing whether every appliance works as intended.

Some circuits may need to be switched off briefly while testing is carried out. In a home, that could mean planned interruptions to power. In a commercial unit, care home, industrial site, or caravan park, it may require a more detailed plan around essential equipment and occupied areas.

How to prepare for EICR access

The most useful preparation is making the electrical system accessible. An electrician cannot properly assess equipment that is locked away, buried behind stock, or blocked by furniture.

Start with the consumer unit. Make sure there is clear working space in front of it, adequate lighting, and safe access. Move stored items, cleaning supplies, boxes, coats, or furniture that may restrict the inspection. If the board is in a cupboard, empty enough of the space for the cover to be removed safely.

The same applies to electrical outlets, switches, fixed lights, and distribution boards. It is not normally necessary to move every item of furniture in a property, but outlets and electrical equipment that are clearly inaccessible may not be available for inspection. If a socket is behind a large wardrobe, display unit, or heavy machine, arrange access in advance where practical.

For larger premises, identify locked electrical rooms, plant rooms, service risers, meter cupboards, outbuildings, and external areas before the appointment. Make sure keys, codes, permits, or site escorts are available when the electrician arrives.

Do not remove covers yourself

Property owners sometimes try to help by removing the front cover of a consumer unit or opening electrical panels beforehand. This is not recommended. Live parts may be present even when a main switch appears to be off, and covers should only be removed by a competent person.

Clear the area, but leave the electrical work to the electrician.

Let occupants and staff know what is happening

Testing can involve short power interruptions. Giving people notice prevents confusion and reduces risk.

At a rental property, tell tenants the date, expected arrival window, and which areas may need access. Ask them to keep pets secure and to move personal items away from the consumer unit and any outlets that need checking. Clear communication is especially valuable where tenants work from home, rely on medical equipment, or have young children.

In workplaces, tell staff, contractors, and visitors about planned testing. Check whether anyone is using equipment that must not lose power without a controlled shutdown. This may include servers, alarms, refrigeration, production equipment, care equipment, security systems, or point-of-sale systems.

A brief interruption is often manageable, but it depends on the site. A shop may need testing outside trading hours, while an industrial facility may need circuits isolated in stages. The right approach is based on risk, business operations, and the age and complexity of the installation.

Gather useful electrical information

You do not need to be an electrical expert to prepare well. Providing accurate property information helps the electrician understand what they are walking into and plan the work sensibly.

Have any previous EICRs, electrical certificates, installation records, and details of recent alterations available. This can include rewiring work, a replacement consumer unit, new circuits, electric vehicle charging equipment, solar equipment, extensions, or changes to commercial machinery.

It also helps to mention known issues before the visit. Examples include breakers that trip, lights that flicker, sockets that feel loose, damaged accessories, water leaks near electrical equipment, burning smells, or areas where the power cuts out. Do not wait for the inspection to mention a concern that has been happening for months.

For landlords and estate agents, confirm the address, unit number, meter location, tenant contact details, and whether there are shared supplies or common areas. Mixed-use buildings and converted properties can have unusual arrangements, so clear records save time.

Plan around sensitive equipment

Before testing begins, shut down computers, TVs, gaming consoles, and other sensitive electronics properly rather than leaving them running. Save work and back up important files where appropriate.

If the property has an alarm system, CCTV, smart controls, electric gates, fire alarms, or network equipment, tell the electrician. Some systems have backup batteries, while others may activate fault alerts or require a reset after power has been isolated. The electrician can advise on the safest testing sequence, but they need to know the equipment is there.

Commercial and care settings should take this further. Identify critical loads, nominate a responsible contact, and agree which circuits can be tested and when. It may be safer to split the inspection across planned windows than to disrupt essential operations unnecessarily.

Check obvious safety issues, but do not attempt repairs

You are not expected to fix faults before an EICR. In fact, trying to repair electrical work without the right knowledge can make the installation less safe and make the inspection harder to assess.

You can still take sensible steps. Keep water away from electrical equipment, stop using visibly damaged leads or sockets, and report any immediate concerns. If there is exposed wiring, a burning smell, repeated tripping, buzzing from the consumer unit, or signs of overheating, treat it as urgent and arrange professional help rather than waiting for a routine inspection.

Avoid covering damaged outlets with furniture or tape. The report needs to reflect the installation’s real condition. A clear finding is far more useful than a hidden problem that remains in service.

Prepare rental properties properly

For rental homes, access is usually the biggest issue. Give tenants proper notice in line with the tenancy agreement and applicable requirements, then confirm the appointment shortly beforehand. If access cannot be arranged, keep a record of the attempts made and reschedule as soon as possible.

Check every area included in the tenancy: garages, sheds with power, loft conversions, outdoor lighting, communal halls, and any landlord-controlled spaces. An EICR that does not cover parts of the installation may not give you the clarity you need.

If the report identifies observations requiring action, deal with them promptly. The classification code matters, but so does the practical risk. A qualified electrician can explain whether remedial work is needed before a satisfactory report can be issued.

Avoid the mistakes that cause delays

Most delayed EICR appointments come down to access, missing information, or unplanned power shutdowns. The following issues are worth dealing with before the electrician arrives:

  • A consumer unit blocked by storage, furniture, stock, or locked doors.
  • No key, access code, site contact, or permission for restricted areas.
  • Tenants, staff, or residents not told that circuits may be turned off.
  • Sensitive equipment left running without a shutdown plan.
  • Recent electrical alterations not mentioned or supporting paperwork not available.
  • An appointment booked without enough time for a large, occupied, or complex site.

If you are unsure how long an inspection will take, describe the property accurately when requesting a quote. The number of units, floors, consumer boards, outbuildings, and business-critical systems can all affect the scope.

On the day of the inspection

Make sure someone responsible is available to provide access and answer questions. They do not need to follow the electrician around the property, but they should be reachable if a locked room, unexpected circuit, or operational decision needs attention.

Keep children, pets, and unauthorized staff away from the work area. Do not switch circuits back on while testing is underway unless asked to do so. Once the inspection is complete, ask the electrician to explain any findings in plain language and confirm what happens next.

A well-prepared EICR is not about making a property look perfect. It is about giving the inspection the access, time, and information it needs to identify real electrical risks. Clear the way, plan for interruptions, and be open about known issues – that is the most practical way to protect the people who use your property.
